Planning Scheme Amendment C300case

What the amendment does

The Amendment seeks to:

  • Rezone land at 39-45 and 40-46 Cyril Beechey Lane, Cranbourne from Farming Zone – Schedule 2 to General Residential Zone - Schedule 1.
  • Rezone land at 12P Grandeur Court, Cranbourne from the General Residential Zone – Schedule 1 to Public Conservation and Resource Zone.
  • Delete Schedule 1 to the Development Plan Overlay from the land at 39-45 and 40-46 Cyril Beechey Lane and 12P Grandeur Court, Cranbourne.
  • Insert a new Schedule 26 to the Development Plan Overlay that will apply to the land at 39-45 and 40-46 Cyril Beechey Lane, Cranbourne.

Why is the amendment needed?

The land is currently within the Farming Zone – Schedule 2 which encourages the use of land for agricultural activities and to retain agricultural land. However, the land has been identified as ‘existing urban’ land in the South-East Growth Corridor Plan (2012), and is suitable for residential development. Rezoning this land will allow for new residential development within close proximity to the Cranbourne Town Centre.

The land affected by C300case is located at 39-45 and 40-46 Cyril Beechey Lane, Cranbourne, and 12P Grandeur Court, Cranbourne, shown in the image below.
